The valid master plan calls for a mix of residential and commercial construction and expects approximately 140,000 m2 of pure space.

The site is a broadly rectangular shape, with a projecting portion to the north, bordered by Kolbenova Street, forming the main vehicular access into the site. The main body of the subject area comprises a number of existing warehouse and storage buildings, with Za Lidovym domem Street to the West, and a small river tributary forming the southern border of the site. To the east of the plot, can be found the former area of CKD Trakce. The extent of the area is with a slightly descending terrain and level-graduated direction from the north to south and represents an integrated real estates complex of 22ha total area.
